Downsizing on the Upper East Side w/ Ina Torton - Next Move Team

Harriet Brent Magzis was raised on the Upper West Side, and later moved to Westchester County with her husband and their two young sons. 

In 2000, after getting divorced and remarrying, Ms. Brent Magzis, who worked as a pianist and piano instructor, returned to New York City with her second husband, a book editor who wanted to escape his long commute. 

The couple bought a Classic Six in a West 90's Coop building, circa 1914, with a big living room for her Steinway grand piano. Her husband sometimes remarked that the apartment was too large for them, but she never thought so. 


They lived there together until he died in 2006. "I am old as the hills," said Ms. Brent Magzis, who is not 81.

After living in the apartment alone with her dog, Sacha, she came to realize that her husband had bee right: It was not only too large, but too expensive. The maintenance was around $1,850 a month, and they had had several assessment over the years.

She had though about downsizing, and twice put the apartment on the market, but got cold feet both times. But after the most recent assessment - her share was $23,000 - she was finally ready to sell last winter. 

I didn't want ownership anymore," Ms. Brent Magzis said, "As much as I loved the building, it was an old building and things needed to be repaired. I felt stressed from having those assessments come up. I was sure there would be more to come."

She contacted her friend, Ina Torton, a licensed saleswoman at Rutenberg realty, whom she met decades ago in a consciousness-raising group. Ms. Torton leads Rutenberg's "Next Move" Team, which specializes in helping older adults sell their homes and relocate...
