Manhattan Third Quarter 2018 Market Outlook

Despite a strong US economy and high consumer confidence, the Manhattan real estate market continued to experience a slowdown in the third quarter of 2018 due to rising mortgage rates, uncertainly regarding a global trade war and the negative impact from the new federal tax bill. Closed sales transactions declined for a fourth quarter in a row and were down 11% y/y at 2,987.  New development closings (12% of all sales) were especially weak and down 22% y/y while resale deals were down 10% y/y. Average price per square foot was down 4% y/y as sellers reduce prices to entice buyers.  Median sales prices were also weak and down 4.5% y/y overall and 9% for new developments.  Resale median sales price remained steady at $1m y/y. Given the weakness in the transaction market, listing inventory increased 13% y/y and months of supply jumped 30% y/y to 7 months.
We expect the fourth quarter of 2018 to continue to be soft for the Manhattan real estate market given the headwinds we are facing. That said, with a stronger US economy and easy comparisons given soft sales figures in 2019, the real estate market should stabilize in 2019 and start to show better trends.

Meditation involves focusing your attention to help you feel more relaxed. Practicing may help you react in a calmer way to your emotions and thoughts, including those that cause stress.

Focus attention. Focus on your breath, an object, or a set of words.
Most meditation is done in a quiet area to limit distractions.
Body position. Can be done while sitting, can also be done lying down, walking, or standing.
Stay open to thoughts that come into your mind. Don't judge these thoughts, let them go by bringing your attention back to your focus.
Relaxed breathing. Slowly and calmly.
